Lakeview Terrace
A new view towards comfort and warmth

Landing the contract to provide HVAC and plumbing for Lakeview Terraces in Penticton was a suite deal for Bains Leslie Engineering.
According to mechanical engineering consultant Colin Leslie P.Eng., it was sensible and economical to select natural gas as the development’s energy choice for appliances and the in-floor radiant heating system.
“Gas is an effective fuel, appropriate for large load situations,” he said. The 40 suites were also individually gas metered, allowing every resident to pay only for the natural gas they use in their unit.
Actions
At Lakeview Terraces, the configuration and size of the suites required the use of natural gas. Plus, but the expected use of hot water also called for the installation of natural gas water heaters instead of the comparable models powered by electricity.
“In larger suites with two, three or four bathrooms with soaker tubs and multi-head showers, a larger source of domestic hot water was required,” said Colin Leslie. “Electric water heaters can’t match the quick recovery rate provided by natural gas water heaters.”
Natural gas appliances and features at Lakeview Terraces
- ranges
- fireplaces
- individual gas meters
- quick connect barbecue outlets
Plus more
- a gas fired central heating plant, providing radiant in-floor heat
- efficient central gas fired water loop heat pump system
- individual thermal metering for radiant floor heating and water loop heat pumps
Results
Individual meters made heating with natural gas a cost effective proposition for homeowners at Lakeview Terraces. The gas they use is all they pay for. With individual meters, homeowners avoid subsidizing gas usage across the complex.
Natural gas water heaters provide a noticeable benefit in everyday living. Faster recovery times mean families can have simultaneous showers or baths, run dishwashers and do laundry with a seemingly never ending supply of hot water.

Overall, natural gas added appeal for potential homebuyers, increasing the entire project’s marketability. The comfort and warmth of easy-to-use natural gas appliances delivered attractive, high-end features that homebuyers gravitated towards.
Colin Leslie said prospective homeowners liked a natural gas fireplace over the comparable electric model and showed the same preference for gas appliances in the kitchen.
The decision to use natural gas in the development also positively impacted the developer’s bottom line. Due to extensive use of natural gas infrastructure, the electrical engineering requirements needed to operate Lakeview Terrace’s mechanical systems were smaller and, as a result, less expensive to install.
Conclusion
At Lakeview Terraces, homeowners delight in the warm, even comfort that comes with natural gas heating and appliances. They also enjoy cost savings, compliments of the individual natural gas meters installed to monitor gas use in every suite. Natural gas solutions such as ranges, heating equipment, fireplaces and barbecue outlets offer homebuyers more comfort, convenience and luxury.
